June 2012 Real Estate Market Update for Bristow, VA 20136
The average list price for townhouses in the Bristow area is $286,655 and for resale single families the average list price is $432,923. Neighborhood's like the Braemar Community, Bridlewood, Bridlewood Manor, Brookside, Crossman Creek, Foxborough, Kingsbrooke, New Bristow Village, Lanier Farms, Saybrooke, Sheffield Manor, and Victory Lakes are in the Bristow area.
As of July 14 2012 there are 71 homes for sale in Bristow. This is down 28% from the same time last year. Of the 71 homes for sale 22 are new construction, 20 are townhouses and 29 are re-sale single families. As prices go up less home owners are under water so we are seeing fewer and fewer distressed sale's. At present there's only 12 short sales and 2 foreclosure's.
The month of June was a good month for real estate sales in Bristow. Closed sale was up 21.05% with an average sold price of $340,816 and days on the market is only 14. Properties priced close to market value are seeing multiple offers with the average list price to sold price ratio is now at 100.14%.
We are now half way thru the summer real estate market an inventory continues to remain low. With less than a three month supply of homes for sale sellers are truly in control.
